  1. This shouldn't be a real issue to organise, I would have thought any of the usual trade brokers should be able to assist even though it's not a commercial venture. The only issue is that you may have to buy an annual policy. The land owner probably wants you to arrange Public Liability insurance so that in the event you cause damge to third party property or someone gets injured they wont have to deal with the claim.

Morning Mark Most Public Liability policies on the market will automatically cover the acts of sub-contractors working for you but would suggest that they also have their own insurance so that you don't have to deal with claims arising from their mistakes. Additionally it should be noted that any person you engage in this capacity will be working under your control or supervision and it is highly likely that you will be liable for any injury or illness that might occur, in the course of their duties. We strongly recommend that you arrange compulsory Employers’ Liability insurance to cover your liability for injury to such persons. In the event of an accident, and failure to arrange Employers’ Liability cover where an employer/employee relationship exists you may be exposed to deal with substantial claims from employees for compensation yourself. You may also face prosecution under the Health and Safety legislation for non-compliance with the Employers’ Liability (Compulsory) Insurance Act 1969.
  3. Most of the trade brokers will be able to provide you with Personal Accident cover but you need to make sure you purchase the correct product. The main difference is that if you are looking to cover a mortgage a Personal Accident policy may not be the best option as they tend to pay benefits for a set period ie; 104 weeks so in the event of something serious it's not going to do the job. The other option is income protection insurance, whilst this is more expensive the benefits will be payable until you return to work or reach pension age.
