Sick Loquat tree - photos attached any thoughts of the cause ?

One of my clients has a Loquat tree in their garden in London. (Clay soils). Over the last three years the leaves have started to get brown spots and the leaf canopy is very thin. Is there anything the client can do to save the tree ?

I reckon the sustained wet weather we have had for the last few years has had a bad effect on some of our trees, they just look sick. Could this be a similar thing?

Deffo, I am seeing things like this with increasing regularity and it is so tempting to look for a more exotic problem so then, quite often, the obvious is easily overlooked.

Wet feet, to much competition from surrounding material, at least for food. I understand sun is optional sometimes.
