"a couple of houses down the lane" If you are going to change the use of this land, these couple of houses may be informed as they may have an issue with it, which could alter the outcome wheather you get permission or not. As far as they know there could be lorries coming and going all hours.Go and introduce yourself and tell them your plans,i guarantee that if they are ignorant of the facts they will oppose any change.

Cheers mate, good advice

get chickens loose in woods few horses in there or few cows there you go agri usage covered ha ha.I use agri land of my own, never changed usage since it was bought outright 50 year ago by my grandparents.Back then this kind of red tape piff was unheard of and i wont lay down and jump thru hoops for no good reason. So it has stayed as agri land

Reading on the web that seems to be the way that people try and get around the usage aspect. If you've had your land for 50 years then can't really see anybody challenging you on it now, as you say all of this red tape wasn't around then!

I do believe so long as some form of livestock is kept wandering in its natural wooded habitat then your covered for it to stay as agri land.Check before starting work wether the land has any TPO orders over it as ours has blanket order over all wooded area surrounding the land

Yeah will do I'd already thought of calling the local TO to check the TPO's. It seems weird as it is classed as agri land but there isn't any livestock on there and neither has there been for the 20 years I've lived nearby, it has also been a small wooded area that has been unmanaged and unfenced

sounds very similar to our spot, was my granddads old piggery, then was for beef cattle, farming died off so set up saw milling and firewood and it stayed ever since had a 15 year lay off between having anything more than chickens on it till the firewood production came along. There may be a map on local councils website that is interactive to check orders and such, just in case you wanted to stay low key with authorities till your sure which direction your going with the land.

Once you contact the authorities they will be looking for the planning fees, the breaking wind fees, the shout to load permit, The burn the brash licence etc. Sometimes pays to stay low key if you tell the neighbours you plan to process firewood they may imagine a ten acre site starting at 7 in the morning.
