Deep hole in base of tree help please ?

Question

Hi can anyone help , newby here think this is a sycamore , it's in our neighbours garden but after our fence blew down we noticed a large deep hole in the base of the tree and the bark is soft around it ...

Does this need looking at ?

Any advice appreciated thank you .

It certainly sounds like it does.

Generally speaking, You cant make the tree owner have it inspected but they would be liable if they were made aware of it and chose to do nothing, which then resulted in a foreseeable failure which caused harm.

Just because trees sometimes have cavities it isnt always a problem but they do need assessing by a competent person to determine that.
