Sick Araucaria araucana, does it need to go?

Question

I haven't planted this so don't know much about its history. Probably around 40 years old.

Rotting bark by trunk/stem base. Sheds branches. Seems to be fungal attacks on the needles/on most branches. Around half of the tree seems affected.

I have pruned some and removed several dead branches. Seems to have escalated in terms of diseases past few months. New shoots seem to develop symptoms within a relatively short amount of time.

According to a neighbor, the top/crown broke off during a storm a couple years ago.

A cluster of mushrooms were also found by the base last fall. Possibly Armillaria but not sure.

 

We worry about the risk of this coming down on its own in the upcoming years, whether there's not much hope of saving it. 

Advice welcome.
