what's it worth?

long story short there is a bit of land that i have been after for a while and the chap is now selling it but wants "offers" and im not sure what to offer. approx 0.02 of an acre very over grown it has no formal planning permission but he says the council have said would consent to 2x workshop/educational buildings with accommodation above but they would have to be quite small and there would be a lot of local opposition to any planning being granted. i want it for different reasons and have no desire to build anything on it. planning on going to have a chat with him in the next day or two and have no idea what he thinks its worth (i know what i want to pay for it) and its in dorset so any ideas

Overgrown will make no difference to the price. likewise he saying the council will grant permission for this or that will make no difference to the price.

Open to offers means he wants as much as he can possibly ring out of whoever.

Its down to what you think its worth.

had a similar situation a few years back, the guy wanted 20k for it,

used to be a saw mill, but was over grown, knotweed, piles of junk and some very run down small buildings.

claimed that the council had similar and that it had industrial use.

 

I checked with the council - commercial use had lapsed, and unlikely to be put back on...

so I simply got it valued - came back at 3 grand.

 

in real terms I thought it was still probably worth a little more than that, but due to no commercial use wasn't any good for us.

 

a neighbour to the land bought it from him for 6K.

 

I guess what I'm saying is that if your serious then paying for a valuation might cost - but also save you some - even if it results in you not buying the land or disagreeing with the valuation and putting in a higher bid

You can apply for interim planning permission on it even though it doesn't belong to you to see if the council will allow it to be developed. A friend of mine recently found a small local plot which he wanted to build on and it went up for auction when the owner realised there was interest in it He thought it would be worth £10,000. He went to the auction with this in mind and it went for £35,000.
