Bat survey required

As far as I know you have to licenced, the outcome of the report gives a risk level, think based on the British standards and from that follow surveys made be needed.

 

That's my understanding of it

Ah right, so it was their service that was great rather than the bat report. That makes more sense. 👍

I honestly don't know much about bat surveys. I have seen reports in the same planning application with regards to dormice; one (from people objecting) saying they all over the place and will be affected by the development and one (from the developer) saying there's no signs.

 

With bats I wonder if someone connected to the bat trust is more likely to say there's is a possibility of bats or bat routes whereas a person who earns their wage from developers would say different. I'm sure bats are more prevalent than one would conclude if you just looked at planning apps.

 

Finally, on a more constructive note, have you looked at old planning apps in your area to see if there's any bat surveys - might give you a name for yours?

Yep, thats what I had to get, our building was deemed low potential so only required 1 dusk survey which didn't find anything. I'm told the reports are reviewed by the LA's ecologist

Most LAS's can't afford an Ecologist so it can get farmed out to an independant advisery service, sometimes the TO has bat experience/ survey hours and can comment too, I do freelance bat/Eco work but not on 'my patch'

 

Its a good sytem, straight forward and works well.

@Anno Thanks very much; I'll certainly keep that gov.uk one in mind.  At this stage I think I need to be careful to distinguish between 'developer', which I'm not, andn 'house owner', which I am; I did see also somewhere in the BCT website a big distinction between 'dwelling' and 'other buildings' but offhand I can't remember what that distinction is.

 

I'm going to spend lots of money on an 0345 helpline later today and reveal minimal personal details!
