When i was kicked out of my first yard by the council, after some kind person reported the farmer for sub letting a barn, even though he let me have it free( the person was eventually found and dealt with), i struggled big time. Eventually i landed on my feet. 1060 sq ft barn, mega secure. Elec, wash down bay, free water, trailer storage, and a compound for logs and storage of landscape materials, crushed concrete etc. But, 530 a month plus vat.

Its 3 miles from my house, and i get on so well with the farmer, anytime i eant to borrow something , even the manitou, i can help myself he gave me a key to his barn!

A proper place for less than £20 a day, not at all bad and if a business cannot support that its probably of a size thats still ok to run from home anyway. Its important to try and keep the peace with neighbours no matter where you are, running up saws , chippers and trucks early doors or late at night is antisocial.

I followed those guidelines above and there was a complaint and the local authority came round and said it was not "in keeping" with the surrounding area.

2 K later they have closed the case pending lawful planning application.

PR is key! Our yard is an industrial unit with houses on two sides. When we moved in I went and shook every neighbours hand and explained our intention. I made it very clear that if at any point they weren't happy they should come and speak to me, call me or email. So far it has worked and I have an army of local security guards and word of mouth advertisers.

Last week eek early morning I loaded the avant on a trailer and dropped a bucket, my dad was in the yard splitting logs with a lad and one of the neighbours came across. The conversation went, " the wife wants to know if your lad can start work a bit earlier?". My dad point taken. Quick text to me and a bottle of wine and bunch of flowers dropped of when I got back problem solved.

Found a place. 20ft x 40ft. Smack in the middle of 2 x 40ft containers.

He's gonna let me build my own canopy and put in a ground anchor or 2. I said all that is built is his in the even of my death of bankruptcy.

Is 40ft x 20ft gonna be big enough though that is the question. It will have to do but damn it's gonna be tight I reckon....

You will fill whatever space you have. At least small means you don't hoard shit and keep the kit to exactly what you need and don't buy that very cheap mini digger "just in case". My yard is bigger than we need and shit keeps appearing..... Anyone want forty sheets of 9mm ply or a load of weld mesh? You get the picture.
